In Ukraine, there has been a decline in prices for agricultural land for the third consecutive month. The average cost of one hectare currently stands at 62,000 hryvnias (approximately $1,499), whereas during the summer period, this amount reached 69,400 hryvnias ($1,678). Thus, the price drop has exceeded 10% compared to the summer peak.

Price Dynamics and Land Sales Volumes
Since the resumption of the land market in May 2022, when the average price per hectare was 40,400 hryvnias ($1,381 at that time’s exchange rate), significant changes have occurred. The highest average price was recorded in April 2025 — 71,900 hryvnias ($1,732 at the exchange rate of that period). The current price decline is accompanied by a decrease in the area of sold land shares: in September, agreements were made for just over 10,000 hectares. In comparison, before the full-scale invasion of the Russian Federation in February, land purchases were four times more active.
Sales Statistics and Regional Differences
As of October 2025, a total of 289,000 hectares of agricultural land have been sold in Ukraine, which is less than 1% of the total area of arable land in the country, amounting to 42.4 million hectares. The cost of land plots varies significantly depending on the region: in the Ternopil region, the price per hectare exceeds that of the Kherson region by four times.
