UTG to Open New Shopping Centers in Kyiv, Khmelnytskyi, and Zhytomyr in 2025–2026

UTG, a company specializing in commercial real estate development, has announced the launch of a series of large-scale shopping and entertainment centers in various cities across Ukraine during 2025–2026. According to UTG’s director, Yevheniya Loktionova, the dynamics of the retail real estate market are currently shaped by economic, consumer, and geopolitical factors, demonstrating a complex yet dynamic picture.

New Shopping Centers in Kyiv, Khmelnytskyi, and Zhytomyr

A shopping center named White Lines is set to open in Kyiv in 2026, covering a total area of 27,000 square meters. The project is currently in the final stages of preparation, with the occupancy rate of retail spaces already reaching 70%.

In Khmelnytskyi, the launch of the Tempo shopping center, with a total area of 50,000 square meters, is planned for the end of 2025. This project is also highly developed, with about 70% of its rental spaces occupied. Additionally, by the end of 2026, the opening of the Proskuriv Plaza shopping center, spanning 36,000 square meters, is expected, where approximately 70% of retail spaces are already leased.

In Zhytomyr, the next phase of the Global UA shopping center is scheduled to launch at the end of 2025. This expansion will add over 20,000 square meters of new space for retail operators.

New Brands and Market Trends

The Kyiv Lavina Mall will host the opening of the first Dreame showroom in Ukraine in mid-October 2025, specializing in innovative home and beauty technology.

Positive signals are also observed in the retail market. The Ukrainian Retail Well-Being Index (RWBI) showed growth in August 2025 after a prolonged period of decline. Compared to July, the index increased by 0.8 points, reaching a mark of 28.8 points.

Yevheniya Loktionova, the director of UTG, noted that the forecasts for the development of retail real estate in Ukraine are influenced by economic, consumer, and geopolitical factors, demonstrating a complex yet dynamic picture.
