The Cost of Commercial Real Estate in Western Ukraine Increased by 30% Over the Year

In Western Ukraine, there has been a significant increase in prices for commercial real estate over the past year. The largest price growth was noted in the Zakarpattia region, where the average price of commercial premises rose by 3% and currently stands at $135,000. Market experts explain this trend by the stable demand from local businesses, proximity to international borders, and a substantial influx of companies that have decided to relocate to the region.

Price Dynamics in Key Cities of Western Ukraine

In Ivano-Frankivsk, prices for commercial properties without repairs start at $400 per square meter, while ready-to-use premises cost from $1,800. In Lviv, the cost of basement premises in residential areas can reach $40,000–60,000. In the city center or in new buildings, prices start at $1,500, while in the premium segment, they begin at $1,800 per square meter. Over the past year, commercial real estate in Lviv has increased in price by 20%.

Regional Market Features

In Uzhhorod, the starting price for one square meter without repairs is $1,500. For premises in the city center with completed repairs, the price starts at $2,000 per square meter. Here, prices have risen by 30% over the year.

Additionally, high price levels are recorded in the Ivano-Frankivsk region, where the average cost of commercial real estate is $100,000, in the Lviv region – $98,000, and in the Rivne region – $85,000. The most affordable offers are found in the Ternopil region ($58,000) and in the Chernivtsi region ($69,000).

Among the reasons: stable demand from local businesses, proximity to the border, and a noticeable influx of relocated companies.
