Growing Demand for Commercial Real Estate in Uzhhorod
Today, Uzhhorod is a center of new economic activity. The consistently high demand for commercial real estate in the city has resulted in a record low vacancy rate, which for the most successful properties is less than 3%. Spaces ranging from 50,000 to 300,000 square meters remain particularly sought after, indicating active market development.
Increased Construction of Shopping Centers and the Emergence of New Brands
In response to business needs, the construction of shopping and entertainment complexes has intensified in Uzhhorod. Recently, such facilities as the Pannonia Shopping Mall and the Bilochka Shopping Center have opened in the city. The launch of the GrushevSky Shopping Center is planned for the near future. Large-scale projects are currently under active construction, including the largest shopping mall in the region, Nestoria Plaza (32,000 square meters), and the Trade Plaza. Among the long-term constructions are the Ukraine Shopping Mall and the second phase of the KORONA Shopping Mall. Additionally, projects such as Residents Mall, RiverVille Mall, Plaza Nova, and Retail Park are in the excavation or concept stage.
Due to the shortage of space in the city center and the expansion of new residential areas, business activity is gradually shifting to the left bank part of Uzhhorod. International brands are actively entering the region, including McDonald’s, KFC, Sinsay, Crop, LC Waikiki, Jysk, Spar, and others.
Uzhhorod, thanks to its proximity to EU countries and developed infrastructure, has become a center of new business activity.
