Investment Demand in the Ukrainian Real Estate Market Rises in 2025

In 2025, the investor demand in the primary residential real estate market of Ukraine significantly increased. According to Ukrainian developers, the share of investment transactions reached 25–30%, with this figure rising to 45–55% in certain months. The main trend of the year was the return of so-called package investors, as well as buyers for whom real estate once again serves as a stable means of capital preservation, rather than just an object of short-term speculation.

Investment Dynamics and the Impact of External Factors

In addition to the growth of domestic demand, foreign buyers are gradually returning to the Ukrainian market. According to developers, up to 15% of transactions are made for investment purposes at the early stages of construction. The activity of investors significantly depends on mortgage lending conditions, installment options, forecasts regarding rental prices, and the overall level of macroeconomic stability.

Advantages and Current Housing Formats for Investment

Market experts note that after nearly a complete halt in 2022-2023, interest in package investment transactions has begun to gradually recover. Although such transactions have not yet become a widespread phenomenon, their volume already indicates a revival of investment activity. Investors primarily choose small, liquid apartments—one- and two-room units ranging from 37 to 66 m²—as well as properties with a high degree of readiness for occupancy.
