Rental of warehouse spaces and the cost of residential construction in Ukraine are rising

The Ukrainian real estate market is demonstrating a steady trend of increasing rental rates for warehouse spaces, as well as a rise in the indirect cost of residential construction. According to experts, the base rental rate for warehouse real estate in Kyiv currently averages $5 per square meter. The main reason for this is the shortage of suitable spaces, which drives prices up. At the same time, rental rates in Kyiv remain lower compared to other regions of the country.

Rate increases in the regions

In Lviv, rental rates for warehouses reach $6–6.5 per square meter, exceeding those in Kyiv. The cost of renting warehouse spaces increased the most at the beginning of the full-scale war: at that time, prices for Class C warehouses in Kyiv reached $10 per square meter. Experts predict that, given the limited supply and rising construction costs, a decrease in rental rates is not expected in the capital or in Lviv in the near future.

Dynamics of residential construction costs

At the same time, the costs of residential construction are also rising. According to the Ministry of Community Development, in the second quarter of 2025, the indirect cost of residential real estate construction in Ukraine increased by 2.8% compared to the previous quarter and by 14.3% year-on-year. As of July 1, the average cost per square meter was ₴25,300.

“The cost of constructing 1 square meter of residential property in Kyiv has risen to ₴29,600, in Kyiv region – ₴25,300, in Lviv region – ₴25,200, in Odesa region – ₴24,300, in Dnipropetrovsk region – ₴24,600, in Kharkiv region – ₴26,600”.

Thus, the current situation in the real estate market indicates a sustained high demand for warehouse spaces, as well as a continued increase in the cost of residential construction across all key regions of Ukraine.
