Transcarpathia Leads Ukraine in the Construction of Shopping Centers

The Transcarpathian region demonstrates the highest rates of construction for shopping and entertainment centers in Ukraine. The reason for this boom is the mass relocation of Ukrainians from eastern regions due to the war, which has significantly changed the demand for commercial real estate in the area. Previously, Transcarpathia, with a population of about 1.2 million, was not a focus for developers, but now the region has become one of the leaders in the number of new retail facilities.

Growth of Shopping Centers in Transcarpathia

Since the beginning of the full-scale war, several new shopping centers have opened in Transcarpathia. Uzhhorod has received four new facilities: the largest is the “Bilochka” shopping center, covering 8,000 square meters, while the smallest is Grushevsky (3,000 square meters). By the end of 2025, the launch of five more shopping centers is planned: Dream City (8,000 square meters) and Korona (10,500 square meters) will open in Uzhhorod, while in Mukachevo, the Rosvyhivskyi shopping center and the first phase of Retail Park Mukachevo (8,500 and 8,000 square meters respectively) will be established, and in Berehove, Retail Park Zahrova (8,000 square meters) will be launched. At the same time, there are currently no regional-scale facilities in the area, as none exceed 30,000 square meters in size.

Developers’ Plans for the Coming Years

In 2026-2027, developers plan to put into operation another 13 retail facilities in Transcarpathia. By that time, nearly 120,000 square meters of new commercial real estate will appear in Uzhhorod alone. In comparison, Lviv is set to construct only 20,000 square meters during this period, while Chernivtsi will see 100,000 square meters of commercial space.

The war and the relocation of Ukrainians from the eastern part of the country have transformed Transcarpathia into a region where retail facilities are actively being built.
