Ukrainian Real Estate Market 2025: Housing Prices Rise, Supply Decreases

In 2025, Ukraine is experiencing a steady increase in housing prices alongside a reduction in the number of listings. Over the past 12 months, the median selling price of an apartment has risen by 16% to reach ₴2.3 million (equivalent to $55,200). During the same period, the number of active listings for housing has decreased by 12%, with over 254,000 such offers currently available in the market.

Dynamics of Demand and Prices for Houses

Despite the decrease in supply, demand for housing continues to grow — the number of responses to housing sale listings has increased by 37%, exceeding 887,000. As for private houses, their median price currently stands at ₴2.7 million ($64,800), which is 25% higher compared to last year.

Budget for Purchasing and Buyer Sentiments

According to the latest analytical data, the average budget that Ukrainians are willing to spend on real estate in 2025 has decreased. The majority of potential buyers plan to invest in housing between $30,000 and $50,000. Meanwhile, the number of citizens considering the purchase of housing worth over $50,000 has declined.

62% of Ukrainians plan or are considering purchasing real estate in the next five years, with 21% having firm intentions. In contrast, 32% do not plan such acquisitions
