In 2025, the volume of new commercial properties launched by developers in Ukraine significantly increased. According to experts, the total rental area of new shopping centers and retail parks reached over 47,000 square meters, indicating a gradual recovery of investment activity in the commercial real estate sector.

Major Openings of the Year in Kyiv and Regions
In Kyiv, the Viyar showroom opened in 2025, covering an area of about 1,500 square meters, as well as the BalticSky shopping center, which spans approximately 10,000 square meters. Active development is also observed in the regions: in Odesa, the A1 Mall opened with an area of 9,500 square meters, the Pokrovsky Mall (5,300 square meters) commenced operations in the city of Izmail, and in Uzhhorod, the Trade Mall (3,000 square meters) was launched. Mukachevo welcomed a new retail park, Mukachevo, with an area of 9,000 square meters.
New Developments in Ukrainian Cities
This year, the first phase of the Synergia Plaza shopping center opened in Irpin. In Lviv, the GREAT shopping center was inaugurated, covering over 9,000 square meters. In Rivne, after extensive renovations, the Colorit shopping center resumed operations.

Developers have already announced new projects set to emerge in 2026. In particular, a mixed-use shopping and office center is planned to open in the residential area of Bereznyaki (6,500 sq. m), as well as the Taryan Towers shopping center (6,000 sq. m), the White Lines shopping center (28,000 sq. m), and the Start shopping center (5,000 sq. m).
