Apartment Prices in Ukraine: New Builds Decrease, While Secondary Market Increases

The primary real estate market in Ukraine is experiencing a decline in prices, particularly in frontline regions such as Sumy, Zaporizhzhia, and Dnipropetrovsk. Over the past month, a noticeable decrease in the cost of new buildings has been recorded in Chernihiv and Kharkiv regions – down by 5% compared to March, according to the real estate marketplace DIM.RIA. The price drop affects 10 regions, including western areas like Ivano-Frankivsk (-1%) and Zakarpattia (-2%).

The average cost per square meter in US dollars, on the other hand, has increased the most in Zhytomyr, Poltava, Odesa, and Dnipropetrovsk regions, where the growth ranged from 3% to 5%. Kyiv remains the most expensive city, with the price per square meter at $1,369 (+1%). At the same time, there is a decline in apartment prices in the Kyiv agglomeration, although in the past two years, costs in the suburbs have been rising rapidly.

Situation on the Secondary Market

In April, the average price of one-bedroom apartments in the secondary housing market increased in most regions. The highest growth was recorded in the Kherson region, where prices rose by 12%. The most expensive one-bedroom apartments are still in Kyiv, where the average cost is $91,500.
