Warehouse Infrastructure Development Strategy
The first phase of the project will be the commissioning of a modern distribution center near Kyiv, covering an area of nearly 25,000 square meters. The construction of this facility is already in the final stages, with its opening scheduled for the summer of next year.
In addition to the Kyiv region, BaDM is building new warehouse complexes in Poltava, Vinnytsia, Ivano-Frankivsk, and Odesa. The company expects to complete the construction of facilities in Poltava and Vinnytsia by 2026, while the warehouses in Ivano-Frankivsk and Odesa will be ready in 2027. The project is being financed both through the company’s own funds and by attracting loans.
Growing Demand and Market Challenges
According to experts, pharmaceutical companies currently occupy 10-15% of all warehouse space in Ukraine, and the demand for specialized pharmaceutical warehouses continues to grow. At the same time, the warehouse real estate market is characterized by a high level of competition.
Recently, the pharmaceutical industry has faced serious challenges due to the military aggression of Russia. In particular, the central warehouse of the company “Optima-Pharm” was destroyed during a recent attack, with total losses exceeding $100 million. BaDM also lost two of its facilities – in Irpin and Poltava – with a total area of 13,000 square meters. The value of the lost goods is estimated at approximately ₴1.5 billion.
“Overall, pharmaceutical companies occupy 10-15% of all warehouse space in Ukraine, and the demand for specialized warehouses is steadily increasing. The market remains highly competitive.”
