In Ukraine, the increase in housing prices continues in large cities, while in most regions, the market for one-bedroom apartments in the secondary market shows stability. According to analytics covering the period from January to April, the most significant price increase occurred in Kharkiv, Odesa, and Kyiv.

Price Dynamics in Million-Plus Cities
Kharkiv recorded the most significant price growth – by 11%, reaching ₴851,000 (equivalent to $20,400). In Odesa, the cost of one-bedroom apartments increased by 8%, totaling ₴1.6 million ($38,300). In the capital of Ukraine, Kyiv, prices rose by 5%, and the average price of a one-bedroom apartment currently stands at ₴3 million ($71,900).

Price increases are also noted in cities in Western Ukraine, particularly in Chernivtsi and Ternopil, where prices rose by 6%. In Ivano-Frankivsk, the increase was 2%, in Rivne – 0.3%, in Khmelnytskyi and Zaporizhzhia – 3%, in Poltava – 2%, and in Dnipro – 1%.
Regions with Decreasing Housing Prices
At the same time, a number of cities are experiencing a decrease in the median price of apartments by 1-2%. In particular, in Lviv, where the most expensive housing in the west of the country is located (₴2.3 million or $55,100), prices fell by 2% in the first four months of the year. A decrease was also observed in Vinnytsia and Kropyvnytskyi (by 2%), as well as in Mykolaiv (by 1%).
