Demand for Warehouse Space in Ukraine Reaches Historic High

In the second quarter of 2025, there is a significant decrease in the share of vacant warehouse space in the leading regions of Ukraine. In the Kyiv region, the vacancy rate is only 1.03%, while in the Lviv region, it stands at 0.57%. These figures indicate a rapid shortage of warehouse facilities, confirming the high activity in the logistics real estate market.

Vacancy Dynamics and Rental Rates

Market analysis shows that the lowest volume of available space is recorded in the Lviv region – only 0.34% along the route to Lutsk. The highest share of vacant premises is concentrated in the Kyiv region along the Odesa-Dnipro route – 1.39%. These indicators are explained by the active leasing of previously unclaimed spaces, leading to a decrease in their availability.

In the second quarter of 2025, the share of spaces free from tenants reached 1.03% in the Kyiv region and 0.57% in the Lviv region.

Warehouse Rental Costs by Region

Regarding rental costs, the highest rates are recorded in the Lviv region, particularly on the Ivano-Frankivsk route – $7 per square meter. In the Kyiv region, the cheapest offers are observed along the Warsaw-Zhytomyr route — $3.8 per square meter. Modern class A warehouses, equipped with the latest technologies, cost $5.5 per square meter per month in both the Kyiv and Lviv regions. Class B warehouses are cheaper: on average $3.4 per square meter in Kyiv and $4.3 in Lviv. Overall, the average rental rate is $3.3 per square meter in the Kyiv region and $5.44 in the Lviv region.
