In 2025, the warehouse real estate market in Kyiv is expected to see a significant increase in supply, potentially reaching a record high in recent years. This will be the result of large-scale investments in the development of logistics infrastructure and an increase in the volume of large transactions. According to the commercial real estate agency CBRE Ukraine, in 2024, the total area of warehouses in the capital increased by 109,000 square meters, which is 23% more compared to 2023, reaching 1.39 million square meters.

Trends in the Warehouse Real Estate Market
The main trend of the past year has been the consolidation of transactions. As analysts note, while transactions up to 5,000 square meters dominated from 2019 to 2022, in 2024, the share of transactions over 10,000 square meters reached 38% of the total volume.
“If transactions up to 5,000 square meters dominated from 2019 to 2022, then in 2024, the share of transactions for areas over 10,000 square meters accounted for 38% of the total volume. The decrease in average transaction sizes suggests that the market is likely concentrating on two poles: large operators and local demands,” analysts note.
Market Development Prospects and Challenges
In 2025, nearly 210,000 square meters of new warehouse space is planned to be launched, along with the restoration of about 61,000 square meters of damaged facilities. At the same time, the market is facing a shortage of facilities in the cold storage segment, leading to an increase in rental rates for such warehouses. This indicates active logistics development in Kyiv and growing competition for quality logistics properties.
