Rental Rates for Stores in Kyiv Shopping Malls Rise Despite the Emergence of New Facilities

In Kyiv, despite the active construction of new shopping and entertainment centers, fixed rental rates for stores ranging from 50 to 200 square meters increased by 1.3% in 2025. By the end of the year, the average rent reached $22.4 per square meter per month. At the same time, experts predict that rental rates will continue to rise in 2026 and may increase by another 2-5% depending on the region. Additionally, further increases in the maintenance costs of shopping malls are expected.

Increase in Demand and Market Dynamics

The development of retail chains and the emergence of new operators in the Ukrainian market significantly impact prices; however, the stable growth in demand for quality retail space remains a key factor for increasing rental rates. The retail real estate market shows positive dynamics — the average daily foot traffic in shopping malls is gradually increasing, and the vacancy rate in Kyiv’s shopping malls decreased to 12.8% in December 2025. In comparison, this figure was 13.1% last year, and at the end of 2022, it was 21.4%.

Retail Sentiment Indicators and Geography of Openings

The Retail Well-Being Index (RWBI) rose by 0.1 points in November 2025 compared to October, reaching 27.9 points. This marks the third consecutive month of growth for the indicator, indicating a gradual recovery and optimism in the retail sector.

Despite the challenging security situation, massive shelling, and energy difficulties, Ukraine’s retail real estate is showing development.

Throughout 2025, nine new shopping centers opened in Ukraine, and another phase of an already constructed shopping mall was completed. Additionally, several small retail facilities were put into operation. New shopping malls appeared not only in Kyiv and the region but also in Odesa, Zakarpattia, Lviv, Zhytomyr, Chernivtsi, Ivano-Frankivsk, and Rivne regions.
