Warehouse Real Estate Prices in Kyiv Are Nearly Twice the Regional Average

In June 2025, Kyiv maintained its leadership in warehouse real estate prices: the average asking price for warehouses in the capital was around $612 per square meter. This figure is almost double the cost of similar properties in most other regions of Ukraine.

Reasons for High Warehouse Prices in Kyiv

Analysts attribute the significant price gap to the high concentration of business activity in Kyiv, as well as the shortage of quality warehouse space in the capital. These factors create increased demand and stimulate price growth.

Regional Price Characteristics for Warehouse Real Estate

In the Kyiv region, which ranks second in terms of price level, the average price is $359 per square meter. Geographic location directly influences pricing policy: the regional price gap for warehouse sales ranges from about $600 in Kyiv to less than $100 in areas close to combat zones.

The most expensive regions are concentrated in the west and center of the country, which, despite periodic shelling, remain relatively safe “quiet havens” amid the military actions in the east and south. Among the highest prices are those in Vinnytsia region ($260/m²), and Lviv and Ivano-Frankivsk regions (both at $248/m²).

After a slight decrease in prices during the winter of 2024–2025, warehouse real estate prices in Kyiv and the Kyiv region rose again in the spring and summer. In the eastern and southern regions, there has been some recovery: in Kharkiv, prices increased by about 10%, and in Mykolaiv region – by 70%, although from a very low initial base.
