Financial Results of Ukrainian Shopping and Entertainment Centers Over Three Years of War

According to analysts, Ukrainian shopping and entertainment centers (SEC) are showing varying financial results amid the war. In particular, the SEC Respublika Park, opened in 2021, earned ₴96.54 million in its first year of operation but incurred losses of ₴256.57 million. In 2022, revenue increased to ₴458.14 million, and net profit amounted to ₴5.6 million. In 2023-2024, revenue continued to grow, reaching ₴1.2 billion and ₴1.4 billion respectively, while net profit was ₴82.2 million and ₴47.3 million.

The SEC Blockbuster Mall, which began operations in 2019, generated ₴4.57 million in revenue in 2021 but suffered losses of ₴0.18 million. In 2022, revenue decreased to ₴3.5 million, and the loss was ₴0.04 million. However, in 2024, financial results improved: revenue rose to ₴365.05 million, and profit reached ₴0.33 million.

The SEC Lavina Mall, which started operating in 2016, recorded revenue of ₴935 million in 2021 but ended the year with a loss of ₴247.05 million. In 2022, profit decreased to ₴606.4 million, and the net loss exceeded ₴1.2 billion. In 2023, the SEC managed to return to profitability, recording a net profit of ₴0.18 million.

The SEC Dream Town, opened in 2009, earned ₴560.69 million before the war, but in 2022, its revenue fell to ₴357.49 million. In 2024, it rose again to ₴678.51 million, but the SEC still remained unprofitable: in 2021, the loss was ₴124.54 million, in 2022 – ₴213.54 million, and in 2024 – ₴17.56 million.

The SEC Ocean Plaza, opened in 2012 and previously owned by Russian oligarchs, is now managed by the State Property Fund and is preparing for privatization. In 2021, this SEC earned ₴1.1 billion in revenue, and net profit was ₴234.41 million. However, in 2022, revenue decreased to ₴361.58 million, and the loss reached ₴1.9 billion. In 2024, Ocean Plaza earned ₴962.3 million, but losses amounted to ₴1.4 trillion.
