The Average Price of New Housing in Kyiv Exceeded $2,000 per Square Meter in 2025

According to the results of 2025, the cost per square meter of new housing in the primary market of Kyiv reached $2,011, which is 3.3% higher than last year. This is stated in the analytical report by the investment and development company City One Development.

Market Changes and Housing Segments

In the second half of 2025, the real estate market in the capital noticeably revived: the number of transactions increased, and prices gradually rose by 4.5%. Experts emphasize that if we exclude from calculations the “frozen” properties, the actual average price per square meter in active new buildings in Kyiv is about $2,140, which is approximately 6-7% higher than the official statistics.

“Currently, the dominant segment in the market is the comfort class – about 50% of the offerings, with the business class at about 35%, and the premium segment holding a share of 8-10%. The most significant price dynamics in 2025 were shown by affordable formats, which is logical given the limited purchasing power demand. The economy class increased by 5% to $1,103 per square meter, comfort by 4% to $1,365, business class by 2% to $2,450, and premium by 4% to $4,596 per square meter.”

Increase in New Supply and Housing Shortage

In 2025, Kyiv set a record for the number of new residential complexes: 10 new projects were commissioned since the beginning of the year. However, over four years of war, the total number of residential complexes on the market has decreased by 25%. This has led to a shortage of quality offerings, which has also affected price increases in various segments of real estate.
