In western Ukraine, there is a significant increase in housing prices for new buildings, as well as an intensification of construction activity. Over more than three years of full-scale aggression by the Russian Federation, prices in the primary real estate market in Ivano-Frankivsk have risen by 63%. The cost of one square meter of housing in this city has increased from $520 to $850.

Price Dynamics in Different Cities
For comparison, in Kyiv, during the same period, the price per square meter of housing increased by only 3% – from $1250 to $1290. In addition to Ivano-Frankivsk, cities with the highest increases in housing prices for new buildings include Rivne (up 43%), Uzhhorod (up 42%), Chernihiv (up 36%), and Lviv (up 35%).

Activity of Construction Companies
Ivano-Frankivsk has also entered the top three regions with the most active housing construction, surpassed only by Lviv and Kyiv. Over the past three years, the construction of 66 new residential complexes has begun in the city. This indicates a growing demand for new housing specifically in the western regions of Ukraine.
In the past year, record price growth for new apartments was observed in Odesa – by 16%. Significant increases were also recorded in Rivne (up 12%) and Cherkasy (10%). Thus, the real estate market in the west of the country demonstrates the highest price dynamics and activity of developers during the war.
