Retail Turnover in Ukraine’s Shopping Centers Increased by Over 20% at the Beginning of 2025

The retail turnover in Ukraine’s shopping centers shows significant growth: from January to April 2025, the figure in national currency increased by more than 20%, while in dollar terms, it rose by 14.05%.

Recovery of Foot Traffic and Decrease in Vacancy Rates

Foot traffic in shopping centers continues to rise. As of July, the average rate was 393 people per 1,000 square meters of total leased area. This trend contributes to a reduction in vacancy rates: the average level of vacant space in retail properties in July was around 12.9%. The decrease in vacancy is leading to a gradual increase in rental rates. In July 2025, the rent for spaces in shopping galleries ranging from 50 to 200 square meters reached $22.2 per square meter (excluding additional costs).

Development of Retail Real Estate and New Projects

The sustainable development of the market is also confirmed by the opening of new spaces: in the first half of 2025, the BalticSk shopping center with a rental area of about 10,000 square meters and the Viyar showroom of 1,500 square meters opened in Kyiv. It is forecasted that in 2025-2026, around seven new properties with a total rental area of up to 90,000 square meters may appear in Ukraine. Among the largest announced projects are the White Lines shopping center (28,000 square meters) and Olimpik Park (23,000 square meters).
