The agricultural land market in Ukraine in 2025 demonstrated a transition to a stable and predictable dynamic, despite the challenging conditions of wartime. It maintained liquidity, showed steady growth in value, and formed a new demand structure. While previously the main factor was the volume of the land bank, increasing attention is now being paid to the quality of the plots and their location.

Transaction Dynamics and Demand Characteristics
From January to mid-December 2025, a total of 115,600 land plots with a total area of over 340,000 hectares were transferred in Ukraine. Of these, legal entities acquired 43,012 plots, amounting to 128,212 hectares, with an average price of ₴74,323 per hectare. Individuals purchased 72,597 plots covering 211,962 hectares, with an average price of ₴47,246 per hectare.
Regional Price Characteristics
Experts note significant price differentiation between different regions of the country. The highest prices for agricultural land are maintained in relatively safe western and central regions. In particular, in Ivano-Frankivsk, a hectare can cost up to ₴165,615, in Ternopil up to ₴126,068, while in Lviv and Vinnytsia regions, prices range from ₴80,000 to 100,000 per hectare. At the same time, in frontline regions such as Kherson, Mykolaiv, and Zaporizhzhia, prices remain the lowest, ranging from ₴35,000 to 38,000 per hectare.
