In 2025, the Kyiv region became a leader in Ukraine in terms of land sales for the construction of warehouse and industrial-logistics facilities. This was reported by Dmytro Pasenko, a top manager at DP Development & Property. He emphasized that both Ukrainian developers and foreign investors are actively working in the market, seeing significant potential for further development in the Ukrainian market.

“This year, the sale of over 150 hectares of land (large lots of 15 hectares or more) for the construction of warehouse and industrial-logistics facilities has been recorded – this is the highest figure in recent times,” noted Pasenko.
Growing Interest in Logistics Land Near Kyiv
In previous years, large transactions in the land market in the Kyiv region were rare. For example, the company White Star Real Estate acquired a 41-hectare plot near Bucha to create a logistics park. However, currently, a significant number of transactions remain in the negotiation stage. Among the most attractive areas for buyers are the Zhytomyr, Warsaw, and Boryspil directions.
Revival of Industrial Real Estate and Warehouse Space Shortage
According to Pasenko, the record volumes of land sales for warehouses indicate a gradual revival of industrial real estate in Ukraine. The market activation may influence the increase in land prices; however, the significant land reserve in the Kyiv region for logistics needs helps to prevent substantial price hikes.
Analysts link the increased activity in the land market to the acute shortage of warehouse space that has arisen due to significant losses in the sector. Over the nine months of 2025, warehouse facilities lost at least 65,000 square meters. In particular, on October 25, an attack by Russia destroyed a warehouse of 29,000 square meters and the office of the company “Optima-Farm,” resulting in losses of about $100 million.
