Kyiv’s Warehouse Spaces Reach Pre-War Levels: 6% Growth Expected in 2025

The warehouse real estate market in Kyiv is demonstrating a confident recovery and dynamic growth. In the first half of 2025, the gross absorption of warehouse spaces in the capital amounted to approximately 109,000 square meters, which is 27% higher than the same figure from last year. This is one of the highest results for a half-year period since 2018. The main drivers of demand remain logistics operators, accounting for 56% of transactions, as well as wholesale and retail companies at 39%.

Record New Warehouse Openings and Restoration of Damaged Properties

In the first half of 2025, approximately 107,000 square meters of new warehouse space were put into operation in Kyiv — this corresponds to the annual volume of new supply for 2024 and is the highest figure in the last decade. The total volume of warehouse real estate in the capital has reached 1.47 million square meters, returning to the level that existed before the onset of the full-scale war.

Among the key new properties on the market are the “Oleksandrivskyi” logistics complex III with an area of 41,000 square meters and the “Chayky” V complex at 57,000 square meters. Notably, 11,000 square meters in the RLC complex, damaged during shelling in 2022, have been restored. It is projected that by the end of 2025, an additional 98,000 square meters of new warehouses will be put into operation, which could set a record for the market in its entire history.

Demand Remains Steadily High, Vacancy Rates Decrease

The increase in warehouse supply has not led to a rise in vacancy rates: the level of vacant space has decreased to 3%, which is 0.8% lower than at the beginning of the year. This indicates active absorption of both current and deferred demand for warehouse facilities by the market.

“Rental rates for quality dry warehouses remain stable at $5.3 per square meter per month (excluding VAT and operating expenses). For refrigerated warehouses, rates range from $8.5 to $10.5, with an effective rate of $9.1 per square meter per month.”

Experts note that the risk of oversupply in the Kyiv warehouse real estate market is currently absent. The segment is in a phase of active development, and the demand for modern logistics facilities is only increasing.
