Factors Driving Demand for Commercial Spaces

According to market representatives, the growing interest in commercial spaces within residential complexes can be attributed to several key factors. Firstly, investors are gradually returning to Ukraine, seeing commercial real estate as a more stable and reliable tool for capital preservation compared to bank deposits or residential properties.

Secondly, rising construction costs are leading to increased prices per square meter of commercial space. This stimulates demand for already completed premises that have potential for business.

The third important factor is the increasing demand from residents for developed infrastructure within residential complexes. Residents are increasingly choosing projects where necessary services – from shops and cafes to medical facilities and kindergartens – are within walking distance. This phenomenon is particularly evident in the capital.

Advantages of Small Commercial Spaces and Buyer Profiles

There is a high demand for small commercial spaces of up to 100 square meters. Such properties often become locations for cafes, pharmacies, barbershops, or beauty salons. Ready spaces in residential complexes are mainly acquired by small business owners or investors specializing in commercial real estate.
