Cold logistics in Ukraine has suffered significant losses during the war, leading to an increased demand for temperature-controlled facilities. According to CBRE, before the war, there was a sharp shortage of cold storage, which accounted for about 15% of the total warehouse space in the Kyiv region.

However, with the onset of the full-scale invasion, the situation changed. Approximately 21% of facilities were destroyed, and the share of cold storage decreased to 17%. As of early 2025, this share has shrunk to 13%.
Unmet Demand for Cold Storage
The launch of new warehouse projects in 2023-2025 is not keeping pace with the growing demand for temperature-controlled facilities. Developers are actively responding to the situation: in addition to launching new projects, plans for the reconstruction of destroyed warehouses are emerging in the market.
Increase in Rental Rates
Rental rates for cold storage in Kyiv significantly exceed average market indicators. The effective rental rate has increased by 15%, reaching $9.2 per square meter per month (excluding VAT and OPEX). The rise in prices is driven not only by limited supply but also by high construction and operational costs for such facilities.
