Where in Ukraine the Most Land is Sold and Where the Most Expensive Hectares Are

The Ukrainian land market is experiencing growth in both the area of transactions and prices. The head of the State Service of Ukraine for Geodesy, Cartography and Cadastre, Dmytro Makarenko, notes a significant revival of the land market in 2024, especially after the involvement of legal entities.

“In the first year of the land market, about 100,000 hectares were sold, in 2022 – about 90,000. A significant revival occurred in 2024 when legal entities joined the market – both the area, competition, and prices increased,” said Makarenko.

The Most Transactions – in Central and Southern Regions

According to official data, the largest areas of sold land have been recorded in Poltava, Kirovohrad, and Odesa regions. These regions are the leaders in the number of concluded purchase and sale agreements for agricultural land.

Land Prices: Leaders and Outsiders

The highest cost per hectare of land is demonstrated by the western regions of Ukraine. On average, the price across the country ranges from ₴48,000 to ₴55,000 per hectare, equivalent to $1,149–1,317. However, in several regions, prices significantly exceed the national average. In particular, in mid-October, the highest average land price was recorded in Ivano-Frankivsk region – ₴388,651 per hectare ($9,308). The second place is held by Kyiv region with a price of ₴159,174 ($3,812), while the top three is completed by Ternopil region – ₴141,752 ($3,394) per hectare.

The lowest land prices are currently observed in Zaporizhzhia region – ₴30,252 ($724.5) per hectare. Land is slightly more expensive in Dnipropetrovsk (₴36,109) and Kherson (₴36,215) regions.
