Price and Demand Dynamics of Residential Real Estate in Ukraine in January 2026

In January 2026, the residential real estate market in Ukraine experienced a moderate change in prices for new buildings across most regions, with fluctuations ranging from 1-3%. The most significant increase in the average cost per square meter was recorded in the Rivne region, where the price rose by 3.4%. The capital traditionally remained the most expensive city for purchasing real estate: the average cost per square meter here in January was $1,418, which is 1.9% lower than in December 2025.

Trends in Demand and Supply in the Primary Market

Demand for primary housing remained unstable. The highest interest from buyers was noted in the Ternopil (+9%) and Cherkasy (+7%) regions. At the same time, there was a sharp decline in interest in new buildings in the Volyn, Khmelnytskyi, and Rivne regions, with decreases of 40%, 32%, and 30%, respectively. The most significant price drop in the primary market occurred in the Kharkiv region — by 3%.

Situation in the Secondary Housing Market

In the secondary housing segment, the number of listings continued to decrease throughout January. The most significant reduction in supply was observed in Kyiv (by 20%), Kirovohrad (by 14%), and Cherkasy (by 10%) regions. Meanwhile, prices for secondary housing rose almost nationwide. The most notable price increases were recorded in the Volyn and Dnipropetrovsk regions — by 6%, as well as in Ivano-Frankivsk and Lviv — by 5%. The cheapest one-bedroom apartments were offered in the Zaporizhzhia region — averaging $16,000, while in Kyiv, the average cost of similar housing was $87,000.

Demand in the secondary market increased in most regions. The largest increase in buyer interest was recorded in the Ivano-Frankivsk and Ternopil regions (+26%), as well as in Vinnytsia (+20%). At the same time, interest in secondary housing decreased in the Khmelnytskyi (-17%), Mykolaiv (-9%) regions, and Kyiv (-8%).
