The Cost of Agricultural Land in Ukraine Increased by 60% Over Four Years

Over four years of the agricultural land market operating in Ukraine, the average price per hectare in hryvnias has increased by 60%. During this period, Ukrainians invested over 30 billion hryvnias in the purchase of land plots. As of July 2025, the cost of one hectare of agricultural land averages 60,700 UAH ($1,451).

Price Dynamics and Key Market Trends

At the beginning of the market’s operation, in August 2021, the average price per hectare was 41,300 UAH ($1,546 at that time’s exchange rate). However, in dollar terms, there has even been a slight decrease in value due to changes in exchange rates. On the eve of the full-scale invasion by Russia, in February 2022, the price per hectare was 34,000 UAH, equivalent to $1,164 at the end of February 2022’s exchange rate.

Throughout the entire period of the market’s operation, starting from July 2021, there have been 339,644 purchase and sale agreements for land in Ukraine. In total, the volume of sold land amounted to over 636 thousand hectares.

Regional Price Characteristics and Purchasing Activity

The highest prices for agricultural land have been recorded in the Ivano-Frankivsk region, averaging 126,600 UAH per hectare. Following are the Lviv (118,300 UAH), Kyiv (89,400 UAH), and Ternopil regions (86,900 UAH per hectare).

The lowest land prices are observed in frontline regions: Zaporizhia (38,300 UAH), Kherson (39,100 UAH), Chernihiv (41,100 UAH), Mykolaiv (41,600 UAH), and Odesa (41,800 UAH).

In 2025, the most active purchases of land plots are taking place in the Poltava (5,400 transactions), Vinnytsia (5,400 transactions), and Kyiv (4,700 transactions) regions.

During this time, Ukrainians have invested over ₴30 billion in the purchase of agricultural land. Currently, the average price per hectare is ₴60,700 ($1,451), which is 60% higher than at the start of the market’s operation.
