The real estate market in Kyiv has once again become the focus of international investors. According to experts, foreign interest in the capital’s market has significantly increased: buyers are considering both residential and commercial properties, as well as opportunities to participate in the reconstruction of damaged buildings.

Demand for Housing and Commercial Spaces
Potential investors from Europe, the United Kingdom, and the United States can be roughly divided into two groups. The first group consists of those who invest in residential and commercial real estate. They primarily focus on retail spaces located on the ground floors of buildings, which are characterized by high demand. Office spaces are currently not their main focus. Some investors are already operating with budgets ranging from 1 to 2 million dollars, actively searching for properties to purchase.
Foreigners are also significantly interested in purchasing apartments in the price range of 80,000 to 170,000 dollars. They plan to rent out such properties immediately to minimize downtime. In the long term, they are also considering the possibility of resale, as investors are confident in the future increase in real estate value.

The average annual yield from renting out apartments in Kyiv currently reaches 10%. However, foreign owners expect this figure to rise to 25%, and they also predict that the average rent for middle-class housing, which currently stands at 475–590 dollars per month, will increase to over 1,000 dollars.
Price Forecasts and Participation in Reconstruction
Equally optimistic are the forecasts regarding apartment sales. Today, a one-bedroom apartment in Kyiv costs around 67,000 dollars, while a two-bedroom apartment costs 105,000 dollars. However, foreign investors are convinced that the value of such properties could double within the next few years.
The construction and restoration segment of real estate is also actively attracting international players. There is particular interest in this direction from investors from the Netherlands, Germany, the UAE, as well as a British company that is already looking for an office in Kyiv to organize activities related to the restoration of properties.
