In the first half of 2025, Ukrainians set a new record for home purchases in Spain. According to the Spanish Notary Council, in just six months, Ukrainian citizens acquired 2,165 properties, the highest figure recorded to date.

Activity of Foreign Buyers in the Spanish Market
Overall, from January to June 2025, foreigners conducted 71,155 home purchase transactions in Spain, which is 2% more than in the same period last year. The share of such transactions accounted for 19.3% of the total number of sales. Leading the way in terms of purchases are the British (5,731 transactions), Moroccans (5,654), and German citizens (4,756). In addition to Ukrainians, record activity was also demonstrated by Americans, Portuguese, Italians, Moroccans, Colombians, and Dutch citizens.
Price Increases in the Spanish Real Estate Market
The high demand from foreigners, especially in coastal regions and on the islands, is impacting price dynamics. American buyers paid an average of €3,465 per square meter, the highest among foreigners, while Ukrainians spent around €1,832 per square meter, and Moroccans €747. For Russians, this year has been less successful: their market activity decreased by 17.4%, and they have fallen off the list of major foreign buyers.
The average price of secondary housing in Spain reached a historical high of €2,555 per square meter in October 2025. This is 15.7% more than in the same period last year and 1.5% more than in September. The national housing price index showed a year-on-year increase of 12.7% in the second quarter, with the secondary market rising by 12.8%. This price increase is linked to a supply shortage, sustained demand in coastal areas, and stable activity from foreign investors.
Spanish analysts predict further price increases of 4-6% due to a lack of new supply in the market.
